Under the new Act on Residential Leases (AHVL), which entered into force on 1 October 2026, tenants are required to notify the landlord of the people living in the apartment:
- If you share the apartment with other people, you must notify the landlord in writing of the number of residents and the basis on which they are entitled to live in the apartment.
- You may describe in your own words the basis on which each person is entitled to live in the apartment (e.g. spouse or partner, child, subtenant).
- For adult residents, you must also provide their name, date of birth and contact details.
- Any changes must be reported to the landlord without delay.
- If information about other residents was not provided when the tenancy agreement was signed, it must be provided without delay after you have been informed by the landlord of this notification obligation.
You can provide the details of the people living in the apartment to Porvoon Kodit by email or by phone. If you send the information by email, mark the message as confidential before sending it. In the message settings, look for options such as “Confidentiality”, “Protection” or “Encryption”.
The landlord has a legitimate need to know who lives in the apartment and on what basis. This information is relevant, for example, to the management of the apartment, monitoring its use, investigating disturbances, maintaining contact and fulfilling the landlord’s statutory obligations. Failure to comply with the notification obligation may result in termination or cancellation of the tenancy agreement.
