Termination and Moving Out – Instructions for Departing Tenants

At Porvoon Kodit, the notice period for terminating a lease is always one calendar month. This means that a tenant can terminate the lease to end on the last day of the following month. Termination must be done electronically or by completing the form below and submitting it to Porvoon Kodit’s customer service.

Departing tenants are responsible for clearing out all personal belongings not only from the apartment but also from any storage spaces and the yard. Cleaning the apartment and the associated storage unit is also the tenant’s responsibility.

All apartment keys, including any additional keys (e.g., for the laundry room), must be returned to the company’s office.
The rental deposit will be refunded after the lease ends, provided the apartment is in good condition and all payment obligations related to the lease have been fulfilled.

Don’t forget to submit an official change-of-address notification to the population register authority no later than one week after moving!

When One Tenant Moves Out

If only one of the tenants listed on the lease agreement moves out and the other continues to live in the apartment, the departing tenant must terminate the lease for their part. The completed termination form must be submitted to Porvoon Kodit’s customer service.

In the Event of a Tenant’s Death

The estate of the deceased may either terminate the lease or transfer it to a spouse or family member residing in the apartment. The standard notice period (one calendar month) applies to the termination. Termination must be carried out by the shareholders of the estate, and a certificate of the deceased tenant’s registration (virkatodistus) must be attached. This certificate can be obtained from the parish or the Digital and Population Data Services Agency.

A Few Reminders About Vacating the Apartment at the End of the Lease:

As the departing tenant, you are responsible for clearing out all your belongings not only from the apartment but also from any storage spaces and the yard. If you leave items in the apartment or storage unit, they will be removed, and you will be charged for the removal costs. Likewise, if the apartment is left uncleaned, you will receive a cleaning invoice.

If you agree with the next tenant to leave furniture or appliances in the apartment, a written agreement must be made and signed by both parties. This agreement must be submitted to Porvoon Kodit’s office.

Only appropriate waste may be placed in the property’s waste containers; for example, appliances and furniture must be taken to proper recycling points by you.

When removing a dishwasher, both the drain connection and the water inlet hose must be sealed. The backflow valve (anti-siphon device) on the washing machine tap must be left in place. Ceiling light fixtures belong to the apartment and must remain. The window key should be left in an easily visible place, such as on the kitchen counter.

All apartment keys and any other company-issued keys in your possession must be returned to the company’s office at Vuorikatu 3 by the last valid day of the lease.

  • Vacuum the floor and wipe the floor with a damp cloth. Remove stains. Wipe the floor and door moldings.

  • Stains are cleaned from walls and doors.

  • Wipe table surfaces, cupboards and drawers inside and out. Remove the stickers and adhesive residues from the stickers. 

  • Defrost and wash the fridge and freezer. Please note that the freezer must not be left to thaw unattended, so that the thawing water does not run onto the floor!  Unplug the electrical plug from the wall and leave the appliance doors open.

  • Clean the oven, the stove and the back of the stove as well as the oven trays. 

  • Clean the grease filter of the cooker hood. 

  • Clean the replacement and exhaust air valves. 

  • Remove stains from window frames, vacuum and wipe between frames, wash windows from the inside. If the weather permits, wash the windows from the outside as well.

  • Clean the bathroom floor, sinks and toilet bowl, as well as the bathroom floor drain.  Also wash the sauna, if you have one in your apartment.

  • Empty and clean storage facilities. Remove your own locks.

  • Clean the yard/balcony of things. Sweep the balcony floor and wash it if necessary.

  • Take garbage, cardboard boxes, cans, etc. to the waste bins intended for them.  Put only the waste that belongs in the property’s waste bins; e.g. household appliances and furniture must be self-delivered to appropriate collection points. For goods left at a waste point that do not belong there, we invoice the costs incurred for export to the waste station (working hours and waste/recycling fee).
