Home Insurance
We recommend our residents take out home insurance. Property insurance alone does not cover the resident’s personal possessions. Home insurance covers damage caused to personal property. The bicycle storage and storage cages are also covered by home insurance.
Additional security for residents from AsumisPLUS insurance
Have you experienced water damage and the flat is temporarily uninhabitable? Did you slip in the housing company’s yard, break your arm, or tear your coat? Did you leave your key inside your flat with the door locked and no one at home? These are typical examples of incidents for which you cannot always claim compensation from other insurance policies.
All residents have access to AsumisPLUS insurance. According to the terms, the insurance covers residents’ medical expenses due to personal accidents, costs caused by a lost key, and accommodation disruptions due to sudden damage. AsumisPlus insurance is provided by Howden Finland.
Water Charges
In flats with their own water meter, residents pay for water in accordance with their own consumption.
Internet
All Porvoon Kodit flats include a basic-level internet connection in the rent. The connection is activated via Telia’s website, by visiting a Telia shop, or by calling Telia customer service at 0200 11611. If you experience problems with your internet connection, please contact Telia customer service directly.
Electricity Contract
It is the tenant’s responsibility to arrange an electricity contract with the energy company of their choice.
Pets
All family members are welcome in our homes – fur or no fur!
Finding a flat with a pet can be challenging, but at Porvoon Kodit, all pets are welcome residents.
Resident Bulletins
Notices concerning your home are delivered in paper format to each household or posted on the building’s notice board. You can also quickly follow current housing matters and information about changes via Porvoon Kodit’s social media.
DIY renovations
Porvoon Kodit wants to offer its residents the opportunity to influence the functionality and interior solutions of their home. You can adapt your home to suit your lifestyle and needs.
Residents have the possibility to carry out certain modifications in the apartment and on the yard area at their own expense. Please note that all modifications require written permission from the landlord before any work can begin.
We want you to feel at home and be able to decorate your apartment to your liking. In addition to furniture and textiles, surface materials play a significant role in creating the atmosphere of a home. That’s why we offer the possibility for small-scale painting renovations in your rental home.

Tips and Instructions for Residential Living
Fault Situation in the Flat
If a problem arises in the flat, please submit a fault report. In the evening and at weekends, urgent maintenance work is handled by the maintenance duty number. Check your building’s maintenance duty number on the building’s notice board or on the maintenance duty page.
The resident is responsible for maintaining their own furniture and other consumable parts in the flat. Porvoon Kodit maintenance takes care of the maintenance and repair of furniture and appliances that are permanently fixed to the flat. Our maintenance team offers help and services for living, and the prices for these separate services can be found on the Separate Chargeable Maintenance Work page.

Drain Cleaning
A bad smell in the bathroom can be due to a partially or completely blocked drain or a dried-out water trap.
With these easy methods, you can ensure that the bathroom and kitchen drains work properly and do not emit extra odours into the home.
If you have been away from home for a long time, run water down the drain.

Smoke Alarms
All smoke alarms will become the responsibility of Porvoon Kodit in 2026. The Rescue Act requires that there must be at least one smoke alarm for every 60 square metres or part thereof in each floor of a dwelling.
Household Appliances
The resident is responsible for appliances they have brought into the flat themselves. If the resident installs their own dishwasher, we recommend using a professional for the installation. The installation can also be ordered from Porvoon Kodit maintenance by calling our customer service. The maintenance and repairs of appliances permanently attached to the flat (e.g., fridge, cooker, extractor fan) are carried out by Porvoon Kodit maintenance.
Key Security
A key is a valuable item that must be stored carefully. Keys must not be marked with a name, address, telephone number, or any other identifying information that could link them to the residence.
If you need an additional key, please contact our customer service.
If you forget your key at home, you can order a door opening through our customer service or, during duty hours, from the property maintenance duty number. The numbers can also be found on the front doors of the property. Be prepared to prove your identity, as the door can only be opened for a person registered as a resident in the building register. Door opening is a chargeable service, and your building’s maintenance company will invoice you for it.
If your key is stolen, report the theft to the police. If it is possible that the keys can be traced to your flat, contact customer service immediately.
Changing Light Bulbs
Changing the bulbs in all the flat’s light fixtures is the resident’s responsibility. In terraced houses, the resident also changes the bulb in the possible backyard light. If you need help changing a light bulb, you can order a paid bulb change from our customer service.
Ceiling Sockets
Ceiling sockets must be present in the flat upon moving in and may not be removed when moving out. If a resident removes a ceiling socket when moving out, we will charge for reinstalling it, as only a professional is allowed to carry out the installation.
There are both earthed and unearthed lamp sockets. When connecting, you must know the difference between an earthed and a crown socket. Improperly installed metal-frame lamps can become dangerously live.
Remember, installation of fixed light fittings must be carried out by a qualified electrician with electrical training!
Participating Resident
Participating Resident
Porvoon Kodit residents can influence matters concerning their own housing and promote comfort and maintenance in the buildings. Residents receive information and can participate in preparation and decision-making with respect to certain matters concerning their own building. Resident democracy is based on the Act on Joint Management of Rented Residential Buildings.
Residents can, through various collaborative bodies, provide opinions on the annual budget proposal, rent-setting proposal, annual repair plan, and the organisation of management and maintenance. At Porvoon Kodit, residents can participate in their own building’s resident meeting and house committee, the annual major residents’ meeting for all residents, the residents’ committee, and association activities. Residents annually elect two resident members to the Porvoon Kodit Board. In addition, residents can select a trusted person from each building, who participates in the joint residents’ committee for all buildings.
The trusted person of the building is the closest contact for the resident regarding their building’s resident matters. You can find the name of your building’s trusted person on your building’s notice board.
Residents’ Association
All residents of Porvoon Kodit buildings are welcome to become members of the residents’ association and participate in its activities. The purpose of the association is to act for the benefit of those living in Porvoon Kodit buildings, develop residents’ sense of community, and promote residents’ leisure activities.
The residents’ association draws up an annual action plan, which includes meetings as well as organising local events and excursions for residents. The association also aims to increase comfort in the buildings by organising clean-up events in the neighbourhood and offering opportunities for planting flowers in the yards. New members of the association’s board are elected annually. Porvoon Kodit supports the association’s activities.
The association does not generate profit or income for its members.
Resident Meetings
An annual meeting is organised in each building, to which all residents of the building are welcome. In addition, once a year, a joint residents’ meeting is organised for all buildings. Invitations to meetings are delivered to residents’ homes or posted on the building’s notice board.
Rent Payment
Payment Information
The due date for rent payment is the 4th day of the month. Rent is paid according to the annual rent payment summary form provided by the landlord, which contains information for the entire year. This summary includes all payments for the year, and separate monthly invoices are not sent. The tenant retains the same reference number throughout their tenancy.
The tenant can set up a direct payment agreement with their bank. In their online bank, the tenant can enable e-invoicing to receive the rent invoice directly in their online bank.
Please note that due to changes in the EU Instant Payments Regulation, starting from October 2025, banks will automatically verify that the recipient’s name exactly matches the account holder’s name.

Other regular fees, such as sauna and parking space fees, are paid together with the monthly rent. In properties where water is not included in the rent, it is billed separately four times a year. Other separately charged services are billed separately. These include, for example, door opening fees, flagging fees, and additional repairs performed by a maintenance worker.
The tenant is responsible for covering the cost of any damages or malfunctions caused by their own negligence. More information about separate charges can be found here.
Problems with Rent Payment
If you are unable to pay the rent by the due date, contact Porvoon Kodit’s rent control as soon as possible to arrange payment: vuokravalvonta@porvoonkodit.fi. If your financial situation has changed, it is also advisable to check your eligibility for Kela’s housing allowance and social assistance.
We charge late payment interest and a reminder fee for overdue rent. After the third payment reminder, we will take legal action to collect the rent debt and terminate the tenancy.
Porvoon Kodit House Rules in a Nutshell
1. Common Areas
Exterior doors are kept open from 6:00 AM to 9:00 PM. Items may only be stored in designated areas. The laundry room is for residents’ use according to the reservation list. Sauna facilities must be thoroughly cleaned after use.
2. Apartments
Quiet hours are from 11:00 PM to 7:00 AM, during which neighbors must not be disturbed. Leaks in faucets, sinks, pipes, and radiators must be reported to the landlord immediately. No alterations may be made to the apartments or their associated areas without the landlord’s permission. If the apartment includes a private yard, the tenant is responsible for its maintenance, including greenery and snow removal.
3. Smoking
Smoking is prohibited in the apartments. Smoking is also prohibited in common areas.
4. Beating Rugs and Bedding
Beating rugs and bedding is only allowed in designated areas from Monday to Saturday between 7:00 AM and 8:00 PM.
5. Vehicles and Parking
Motor vehicles may only be parked in designated spaces. Guest parking spaces are for guests only for short-term parking.
6. Pets
Koirat, kissat ja muut kotieläimet on pidettävä ulkona kytkettyinä. Omistajan on huolehdittava eläinten jätökset roska-astioihin. Eläinten äänet eivät saa häiritä muiden asumista.
7. Waste and Sorting
Residents are required to sort household waste into biowaste, mixed waste, waste paper, cardboard, plastic, metal, and glass, and dispose of them in the designated collection containers at the property’s waste collection point. It is forbidden to leave anything other than household waste at the property’s collection point or elsewhere on the property.
